1. The service
Savvy Studio is a software platform that lets real estate professionals and local businesses build and run a website using natural language, with optional IDX/MLS listings, an AI CRM, marketing tools, AEO pages, and integrations such as Follow Up Boss.
2. Accounts & eligibility
You must be 18 or older and provide accurate information. You are responsible for activity under your account and for keeping your credentials secure. You must have the rights to any content, branding, and data you upload.
3. Plans & billing
- Signing up. Each new subscription starts with a short Statement of Work (SOW) that you review and sign online, followed by payment by card. The signed SOW lists your plan, any add-ons and any one-time fees, and is part of these terms.
- Website plan. $99/month or $990/year. Includes the hosted website, the AI and manual editors, the MCP connector for your own AI tools, 100 AI credits per month, and email and text support. Extra credit packs can be purchased.
- IDX add-on. $99/month or $990/year, plus a one-time $99 IDX setup fee. Requires your MLS membership and approval; additional MLS feeds may be added at the price stated in your SOW.
- Setup. If you build your own site there is no setup fee. If we build the first version for you, the one-time setup fee for the tier you choose applies: Basic $99, Premium design $250, or Premium design + AEO (25 AEO answer pages) $500.
- No free trial. New plans do not include a free trial. You can try the self-guided demo before signing up.
- Renewal. Subscriptions renew each month or each year, matching the billing period you chose, until canceled.
- Cancellation. No long-term contract. You may cancel with 30 days' notice; service continues through the end of the paid period. Setup fees and the first billing period are non-refundable, and fees already paid are non-refundable except where required by law.
- Existing customers keep the plan and pricing on their current subscription.
- Payments are processed by a third-party processor; by subscribing you authorize recurring charges.
4. IDX, MLS & listing content
IDX/MLS features display listing data sourced from your multiple listing service(s). You are responsible for holding the required licenses and MLS memberships and for complying with all MLS rules, IDX policies, fair-housing laws, and advertising regulations applicable to you. We provide compliance guardrails but you remain responsible for your content and use.
5. Acceptable use
Don't use the service to break the law, infringe others' rights, send spam, upload malware, scrape or resell listing data in violation of MLS rules, or attempt to disrupt or reverse-engineer the platform.
6. Your content & our IP
You keep ownership of the content, branding, and data you provide, and grant us a license to host and display it to operate the service. The Savvy Studio platform, software, and design are owned by AGNT and licensed to you, not sold.
7. Third-party services
The service integrates with third parties (e.g., your MLS, Follow Up Boss, the Cyclum CRM, domain registrars, and the payment processor). Your use of those services is subject to their terms, and we are not responsible for them.
8. Disclaimers & limitation of liability
The service is provided "as is" without warranties of any kind. To the maximum extent permitted by law, AGNT is not liable for indirect, incidental, or consequential damages, and our total liability is limited to the amount you paid us in the 12 months before the claim.
9. Termination
You may stop using the service at any time. We may suspend or terminate access for violation of these Terms or non-payment. On termination, your right to use the service ends; you may request an export of your content where feasible.
10. Changes
We may update these Terms. Material changes will be posted here with an updated date; continued use after changes means you accept them.
